Our services include:
Conceptual Design: This phase, together with the conceptual project, aims to obtain project conditions and assists in selecting the optimal arrangement of the location and structure based on the project brief, spatial conditions, and spatial plan requirements.
Project Documentation for Obtaining Opinions and Building Permit: This documentation is intended to secure the building permit. It includes descriptions of the project’s compliance with spatial plans, anticipated environmental impacts, and adherence to acquired project conditions.
Project Documentation for Construction Execution: This documentation is prepared by the issued building permit and permissible minor deviations and provides contractors with professional guidelines for construction. It is essential when investors register the construction site at the relevant Administrative Unit.
The project documentation for the construction execution phase (PZI) consists of the following plans, which we prepare at Arhicenter in collaboration with our external partners:

Project Documentation of Executed Works: This is intended to obtain the building’s permit of use and maintenance. It highlights deviations from the documentation submitted for obtaining opinions, the building permit, and the construction execution documentation.
Legalisation of Long-Standing Structures: For buildings constructed without a permit before January 1, 1998, that have remained unchanged in scope and purpose, we obtain a permit for long-standing structures, effectively serving as a permit of use. We also arrange for their registration in the building cadastre.
Demolition Plan: To remove less complex or complex structures, we prepare construction execution documentation, including participant details, construction and documentation information, statements from the designer and project manager, technical reports, and graphical representations. Based on this documentation, the commencement of construction is reported to the Administrative Unit. A building permit for demolition is no longer required.
Documentation for Simple Structures: We prepare documentation to obtain building permits for simple structures, secure necessary consents, and acquire the building permit for such structures.
Change of Use: We prepare documentation to obtain a building permit for changing the use of a building or its part. A change of use is required when the building’s purpose changes beyond the subclassification according to regulations governing the uniform classification of structures.
Water Permits: We prepare applications and necessary attachments to obtain water permits for private drinking water supply.
