Permits of use
We can obtain a permit of use for your building constructed with a building permit. The appropriate method for obtaining this permit depends on the construction date and the building’s compliance with the original permit.
There are eight possible pathways to acquire a permit of use (building legalisation) in Slovenia. We invite you to our office for a professional consultation, during which we will review your archival construction documentation and official records to determine the most suitable approach. This multidisciplinary consultation encompasses architectural, structural, geodetic, and legal assessments.

Before the consultation, please complete the form below with information about the investor and the building. If available, please attach a photograph of the building or bring it to the consultation, along with the building permit, location documentation, and PGD archival documentation.
DECISION ON THE PRESUMPTION OF ISSUED BUILDING AND PERMIT OF USE UNDER ARTICLE 150 OF GZ-1
- For buildings constructed before December 31, 1967, those remaining unchanged in floor plan, height, location, and purpose (subsequent extensions, superstructures, dormers, or additional apartments disqualify eligibility under Article 150).
- For single-family houses built with a building permit before January 1 2003, that have remained unchanged in floor plan, height, location, and purpose (any subsequent extensions, superstructures, dormers, or additional apartments disqualify eligibility under Article 150).
- For civil engineering structures built before December 31 1967, that have remained unchanged in floor plan, height, location, and purpose.
DECISION ON OBTAINED OCCUPANCY PERMIT FOR SINGLE-FAMILY HOUSE UNDER ARTICLE 149 OF GZ-1
- For single-family houses constructed before June 1 2018, based on a building permit with minor deviations allowed under Article 79 of GZ-1.
PERMIT OF USE FOR EXISTING LONG-STANDING BUILDING UNDER ARTICLE 147 OF GZ-1
- Under Article 79 of GZ-1, minor deviations are allowed for buildings constructed before January 1, 2005, based on a building permit.
Reasons to Obtain a Permit of Use:

- enables eligibility for various subsidies (e.g., Eco Fund).
- Simplifies obtaining a mortgage.
- Allows connection to new public utility infrastructure.
- Prevents potential complications for your heirs by ensuring the building has a permit of use.
